What’s changed?

The rules around electrical safety in rented properties have just been updated and they’re stricter than ever. The latest Government guidance extends the Electrical Safety Standards in the Private and Social Rented Sectors to cover social housing as well as private rentals.

In short: what was once a legal requirement for private landlords now applies to social landlords too. And for everyone, the message is clear, electrical safety checks must be consistent, professional, and properly documented.

The big-picture “must-dos”

Here’s what every landlord needs to know:

  • Inspection and testing every five years – Every fixed electrical installation must be inspected and tested at least once every five years.

  • Qualified professionals only – Inspections must be carried out by someone who is properly competent and certified.

  • Reports and remedial works – After inspection, you’ll receive an Electrical Installation Condition Report (EICR). If that report shows anything unsafe or potentially dangerous, it must be fixed quickly and the works properly documented.

  • Provide copies to tenants and authorities – Landlords must give tenants a copy of the report and share it with the local authority if requested.

  • Appliance testing – For properties where you provide appliances (especially in the social rented sector), portable appliance testing (PAT) will become part of your safety obligations.

Key deadlines and implementation

  • The updated rules for social rented properties take effect from late 2025, with a grace period for existing tenancies until spring 2026.

  • For private landlords, the five-year inspection cycle remains fully in force, so if your inspection is due, now’s the time to book it.

  1. Check your records – Make sure each property has a valid electrical report and a clear next-inspection date.

  2. Plan ahead – Don’t wait until the deadline; inspection slots fill up fast.

  3. Communicate with tenants – You must provide them a copy of the EICR within 28 days of inspection.

  5. Keep proof – Store all reports, certificates, and communications in a safe place.
