For many landlords, the property itself isn’t the difficult part.
It’s everything that sits around it.
Compliance dates. Safety documents. Tenancy records. Rent information. Repairs. Property registration. Making Tax Digital.
Individually, none of these things needs to be overwhelming. The challenge is keeping on top of all of them while your rental property fits around work, family and everything else going on in life.
And the administration surrounding residential lettings is continuing to change.
The good news is that getting organised early can make a considerable difference.
Register Your Rental Property
The new national Register your rental property service is being introduced region by region across England.
For landlords with properties in the South West, the registration period runs from 15 August 2027 to 14 November 2027.
Although that may sound some way off, there is a good reason to start preparing now.
Landlords will need information about themselves, their property and the tenancy, together with relevant property and safety information.
That could include details relating to:
-
property ownership
-
the tenancy
-
rent
-
property licensing, where applicable
-
gas safety
-
electrical safety
-
Energy Performance Certificates
If those records are already organised, registration should be considerably easier than trying to find everything when the deadline approaches.
At Personal Economy Lettings, we can help landlords get their property and compliance information together and support them with the parts of the registration process that agents are permitted to assist with.
The landlord remains responsible for completing their registration, but that doesn’t mean they have to prepare for it alone.
Making Tax Digital
Making Tax Digital for Income Tax is another change landlords need to have on their radar.
It already applies to some landlords.
From 6 April 2027, it extends to landlords and sole traders whose qualifying income from property and self-employment is more than £30,000.
From 6 April 2028, the threshold reduces to more than £20,000.
Importantly, qualifying income is based on gross income before expenses rather than simply the profit you make from your rental property.
Landlords within the scheme need to maintain digital records and use compatible software.
That means now is a sensible time to think about how your rental information is being recorded and whether the systems you currently use will work for you going forward.
How can Personal Economy Lettings help with MTD?
We are not accountants and we don’t provide tax advice.
Your accountant or tax adviser should continue to advise you on your personal tax position.
What we can help with is the property side of the process.
We can help landlords identify suitable software and provide the rental information needed to support their digital records.
For landlords already using our services, rent monitoring and organised tenancy administration also provide a much clearer trail of information when it is needed.
Getting those systems working before your MTD start date is far easier than trying to reorganise everything at the last minute.
Compliance doesn’t stand still either
Property registration and MTD may be attracting attention, but the everyday compliance requirements of being a landlord haven’t disappeared.
There are still certificates to maintain, dates to monitor, records to keep and changes in legislation to follow.
This is where good systems become particularly valuable.
It isn’t about creating paperwork for the sake of it.
It’s about being able to answer simple questions confidently:
Is everything current?
When does something need renewing?
Can I find the document if I need it?
Is there anything I should be dealing with now rather than later?
As Lisa Bailey of Personal Economy Lettings explains:
“Most landlords don’t struggle because they don’t care about compliance. The difficulty is keeping track of everything alongside the rest of their lives. Good systems and a little practical support can take a lot of that pressure away.”
You don’t have to do everything yourself
There is sometimes an assumption that landlords have two choices.
Manage absolutely everything themselves.
Or hand the whole property over to a managing agent.
There is a middle ground.
Our Lettings PA services are designed for landlords who want to remain in control of their property and tenant relationship, but would value practical support around them.
Depending on the service, we can help with areas such as:
-
compliance
-
rent monitoring
-
tenancy administration
-
property registration preparation
-
suitable MTD software and rental information
-
keeping important property records organised
You remain the landlord.
We provide the support around you.
Get organised before you have to
Property registration, Making Tax Digital and changing compliance requirements all have something in common.
They are much easier to deal with when you prepare early.
You don’t need to spend hours sorting everything at once.
Start by understanding what applies to you, checking what records you already have and identifying anything that needs attention.
And if you’re not quite sure where to begin, we can help.
Ask us about our Complimentary Rental MOT.
We can take a straightforward look at your current rental arrangements and help identify where things are in good order and where some practical support could make life easier.
