As a tenant, your primary responsibilities include paying rent on time, taking care of the property and its fixtures, reporting any necessary repairs to the landlord, and avoiding any actions that could damage the property or disturb neighbours.

In England, a landlord can ask for a maximum of five weeks’ rent as a deposit if the annual rent is less than £50,000, or six weeks’ rent if it is £50,000 or more. By law, your landlord must protect your deposit using a government-approved tenancy deposit protection (TDP) scheme within 30 days of receiving it. You should receive a certificate from the scheme with details of how your deposit is protected, together with the Prescribed Information document.

You are not legally required to get contents insurance as a tenant. However, it is highly recommended. The landlord’s building insurance will not cover your personal belongings in case of fire, theft, or flood. Contents insurance protects your possessions, such as furniture, electronics, and clothes.
